BUYING INFORMATION The following are some basic steps in what happens when you are ready to purchase your dream property. We can assist you in finding a lawyer, notary, surveyor, architect and engineer or any other person who might be required.
PRE-CONTRACT Once a price is agreed on by both the seller and the buyer a pre-contract is signed to ensure the price of the property and also states the amount of deposit that has been received by the buyer.
DEPOSIT The deposit is usually 10% of the purchase price. The deposit is returned back to the buyer if the lawyer advises of any problems with the title or other issues. If the buyer wishes to cancel the sale for any other reason, the deposit is not returned.
POWER OF ATTORNEY If you are unable to be present to make the application for a tax number, the purchase of the property and any other necessary requirements, you will need to appoint someone with power of attorney to act on your behalf.
TAX NUMBER In order to purchase a property in Greece you need to obtain a tax number which is like an identification number.
FINAL CONTRACT Before the final contract is signed a lawyer or notary will do a title search on the property and make sure there is no outstanding fees on the propertyor any other problems. After that the transfer tax is payable to the government. The government has a certain municipal value for each village and is calculated on that value, not the purchase price. This is usually much lower than the purchase price. Signing of the Final Contract takes place in the office of a public notary and the buyer is necessary to be present unless someone is appointed with a power of attorney.
FEES TO CONSIDER Notary...........2.5% based on the municipal value plus registration fees and any miscellaneous expenses. Lawyer..............1.5% based on municipal value Transfer Tax.......7-9% based on municipal value Erisos Real Estate.....2% + tax based on sale price( minimum of 1,500.00 Euro + tax)
